I am a south Florida (Miami area) resident who has just begun the process of walking away. Having only missed two payments, I don’t believe I have been reported to the credit bureau yet. I have NOT been contacted by my mortgage holder as yet (Bank of America). I am one of those “who can afford their mortgages” walkers. Anyway, I would like to participate in your credit-score tracking project. But to be sure, I will follow your guidelines as you request. I await your response.
I also have a unique story as to why I walked away if you want to add me to your stories of “walkers”. I’ll put the reasons in chronological bullet statements. Feel free to re-arrange these statements as you deem so.
1. Devaluation of property -
a. Closed Feb 2007 $167K.
b. Refinanced Jul 2007 for $173K to remove PMI (property appraisal $235K).
c. Feb (or so) 2008, property value appraises as high as $256K.
d. Jan 2010, property value decreases to $125K.
e. by June, 2010 propery value plummets to $85K
2. Mid 2008 thru Dec 2009 as home values begin to drop, neighbors begin to move out and rent their homes, some
foreclosures. The majority of the new renters are HUD approved section 8.
3. Jan thru May, 2010:
a. I am followed while walking my dog by neighborhood gang. I quit walking dog at night.
b. Noisy parties go on throughout most nights until 3 or 4AM. The majority of the new neighbors do not
seem to have jobs OR at least they are home all day.
c. I attempted a realtor assisted short sale for $100K in Jan but I never received any offers.
d. First attempted break-in in Jan. Alarm wards off full intrusion; window broken and replaced.
e. Rocks thrown at front door and street facing windows.
f. US flag torn off of front of house twice. I installed cameras stopping front yard trespassing.
g. April – gun shots awake neighborhood at 3 AM. Never found out what happened.
h. May – a second attempted break in through lanai french doors; glass broken – doors replaced.
h. June – out of 40 townhomes on my street, only 3 homeowners left; the rest are section 8 rented.
4. I walked away on June 18, 2010. I moved from the property for my safety and now rent for the same amount of my mortgage in anoher south Florida city. I discussed the situation with Bank of America prior to walking, but they were disinterested not offering me any solution because my income is too high. I figured walking away might get their attention, but I sincerely believe I will become just one-of-many.
